Miami-Dade permit tools, in one place.
County review categories as printable checklists, plus the two property-level screens that stall closings and site work: septic feasibility and private-well records. These are Masterbuild working tools. They are not Miami-Dade publications and they are not a permit.

Property-level screens
Septic / OSTDS feasibility
Type 1 is not an option for new construction or complete replacement. Run the four tests before you close or design.
Private-well readiness
The property record is not the well record. Organize evidence before anyone promises a closeout date.
Electrical recertification readiness
For 30-year and legacy 40-year notices. Readiness first; sealing only after the responsible electrical professional confirms authority.
HB 803 / permit exemptions
The $7,500 rule does not cover mechanical work. Same-amp AC still needs a mechanical permit.
How to apply (folio 30)
Portal, upfront fees before review, 180-day clock, HVAC NOC exception under $15,000.
Interactive helpers: kitchen pathfinder, outdoor-air estimator, recertification records pack.

Send the folio, the notice, or the comments
Miami-Dade work is faster when the first email includes the address, folio, and the document that created the deadline.
