/ Miami-Dade · 180-day clock
One hundred eighty days. Then it is a different door.
A process number is not a permit that lasts forever. Once issued, 180 days to complete and call inspections. An approved inspection on the master or a sub-permit extends 180 days from that approval. A fail does not. A cancelled inspection does not. Original Masterbuild writing — not a copy of the County how-to-apply page. Confirm live.
Packet: 180-day PDF · ES. Apply: how to apply. TCO: TCO is not a CO. Portal doors: revision vs rework. Zoning clocks: variance is a different three years.
- A UP# is not issued. Do not mobilize on a UP#. The 180 days are not running until there is a permit card.
- Calling a rough you are not ready for, to “keep the permit alive,” can burn the truck and still not extend.
- Subsidiary permits are obtained and inspected separately. Mechanical approved does not inspect electrical. Fire is a second desk.
- Expired is reissuance, extension, or a new application — different portal choices. We do not quote extension dollars.
Tool: Clock, temp power, or the wrong portal door?
Last approved inspection was nine months ago and the tenant wants keys
The portal is the record. Search open permits by address or folio before you promise occupancy.
What to send
Process number, date of last approved inspection (master and each sub), and whether you are asking for extension, reissuance, or a new application.
If the last approval is older than you think
Send the process number. Masterbuild will say whether the clock still has no row — not whether the County will extend.
