The envelope is two reports, a parking-lot certificate, and a ninety-day clock. It is not one phone call to “the electrician.” Unincorporated Miami-Dade, Section 8-11(f). We do not quote County filing fees or fines here. They change.

- Two seals. Structurally safe and electrically safe for the specified use. Each page signed and sealed by a Florida registered PE or architect qualified in THAT field. An MEP PE does not seal the structural report.
- 90 days from the date of the notice. Your letter governs. Do not wait for a second reminder.
- Published exemptions: single-family and duplex; other buildings with occupant load of ten or less AND 2,000 square feet or less; non-residential farm buildings on farms. Both occupant-load and area limits. Claiming exemption: notify the office and send documentation — dated front and rear photos if the notice asks for them.
- Identify the building on a site plan or survey if there is more than one. The electrical guideline also wants an aerial, occupancy, present use, stories, folio, and whether it is a threshold building under Florida Statutes 553.71(12).
- Same envelope, usually missed: parking-lot illumination (Chapter 8C-3) measured and certified; parking-lot guardrails (Chapter 8C-6) if the lot abuts water. Masterbuild does not seal 8C-6 guardrails.

Electrical recertification is a records-and-access problem first. Sealing is a later question — only after the responsible electrical professional confirms authority for THAT building.
What to send
The notice (all pages), folio, which building if there is more than one, and whether you already have a structural professional. Do not send a reconstructed riser from memory.
If the letter is on the kitchen table and nobody has opened the electric room
Send the notice. Masterbuild will say whether electrical readiness is even on the path — not whether the building is exempt, and not whether we will seal, until authority is confirmed.
