/ Miami-Dade · Equipment setback

A pad within ten feet of the line is a survey first.

A condenser, generator, or tank within ten feet of the property line is a survey problem before it is a mechanical one. Original Masterbuild writing — not a copy of Chapter 33 Article II and not a replacement for the 33-49 / 33-50 tables. Unincorporated Miami-Dade. Masterbuild seals MEP. We do not certify property lines. We do not seal coastal setbacks or seawalls.

Packet: equipment in the setback PDF · ES. Openings: a louver kills the 0-foot wall. Height: parapet is five feet. Screening: parapet vs 306.5. Official tables live in Chapter 33 — confirm the adopted text, do not use this page as the table.

Tool: Pad, pierced wall, or a parapet over five feet?

Condenser three feet off the fence, no survey, intake in the same side wall

Zoning on Monday. Mechanical on Tuesday. Two desks. One pad.

What to send

Site plan or survey if you have one, pad location, distances to property lines, and whether this is zero-lot-line.

If the pad is already against the fence and nobody ordered a survey

Send the location. Masterbuild will say whether the pad still has no row — not whether Zoning will accept the setback.
