The County home page is every department. This is the MEP door.
Miami-Dade’s permit home page lists building, film, parking, solid waste, and mechanical in one pile. This page is the mechanical / electrical / plumbing (MEP) slice: which County door to open, and which one is a different department. Unincorporated Miami-Dade only — folios that start with 30. Municipalities have their own building officials. Confirm the live County page. This is not a permit application and not a County publication.

Which door
- Apply / request an inspection / find a process number. County e-Permitting menu — permits portal. New application, rework, revision, extension, reissuance, and change of contractor are separate choices. You get a UP# first. Do not mobilize on a UP#.
- Track plans and comments. Plans Tracking (EPS). Disapproval remarks show as “D” or “P.” Comment clarification is MeetQ — MeetQ — not a phone call that replaces the letter.
- Plans processing / e-plans intake. Building plans processing. Concurrent Plans Processing (CPP) is a County path so more than one discipline can run. Mechanical comments still have to close. CPP is not “mechanical is approved because structural is in review.”
- No plan review. Roofing, storm panels, accordion shutters, or electrical / mechanical / plumbing that the County says does not require plan review may use e-Permitting. Same-amperage AC changeout is not “no mechanical permit.” See exemptions.
- Pay. ePayment. Plans are not reviewed until upfront fees are paid. That is the County’s published rule, not a Masterbuild opinion.
- Inspect / print the card / certificate. Request or cancel an inspection from the same permits menu. Print the permit card from the County print tool. Certificate of Occupancy or Completion is a different screen than the inspection request. Stamped approved plans on site.
- 40-year / recertification. County recertification portal. Masterbuild path: electrical recertification. That portal is not a mechanical permit.

The County publishes the forms. Rates and editions change. Open the County PDF; do not treat a downloaded copy from last year as current.

The wrong door
Film, parking, solid waste, and zoning sit on the same County home page. They are not the mechanical reviewer. Water and Sewer is a different review from the building department — do not treat a building “approved” stamp as a sewer letter. Cities inside the County are not folio-30.

If you are in MeetQ with no UP# and no unpaid-fee story
Send the folio and the screen you are looking at. Masterbuild will say whether this is still intake — or the comments are already the job.
