Zoning is not a copied County checklist. It is the pad, the use, and the variance on the mechanical set.
Miami-Dade Zoning Plans Processing reviews setbacks, lot coverage, height, parking, permitted use, and landscaping under Chapter 33. Masterbuild does not copy the County checklist, does not certify property lines, and does not file CZAB. What stalls mechanical: a condenser in the setback, a hood for a use zoning did not approve, an RTU that moved, a “restaurant” schedule on a “retail” suite.

- New commercial / addition: site plan or survey, setbacks to property lines, zoning site data, business use. The outdoor unit has to live inside that envelope. We do not certify the survey.
- Interior alteration: floor plan, suite number, business use. A Type I hood on a suite zoned as office is a zoning comment that lands on mechanical.
- Exterior alteration: mark the area of work on the site plan. An RTU that moved is not “same as existing.”
- Residential new / addition: site plan, floor, elevations, legal description. Townhouse or cluster: association approval, and often a waiver from adjacent owners. Guest house: a guest-house agreement, not a second kitchen with a second condensing unit and no paperwork.
- Master model: letter of no change. An MEP change that is not “no change” is a different permit, not a master-model stamp.
- Variance or unusual use: a copy of the resolution belongs in the set. Using an expired variance for a pad is the three-year clock, not a zoning checklist item.
Mechanical schedule says restaurant. Zoning site data says retail. Condenser in the side yard.
Those are three comments on one process number. Landscape compliance does not hide the pad. We do not fill out the County zoning form for you.
What to send
Site plan or survey showing the equipment, the stated business use, whether a variance exists, and whether this is new, interior, exterior, or a master-model “no change.”
If zoning is holding the mechanical permit
Send the site plan and the use. Masterbuild will say whether the pad, the use, or a missing variance copy is still the stall — not whether Chapter 33 will accept the layout.
