Accepted is not in review.
Miami-Dade plan review starts after the application is accepted and a process number is assigned — and after the upfront fees are paid. Digitally signed plans go through the Plans Status & Application Portal (GoldKey). Initial review is typically 24 hours to 10 business days. Reworks are the same clock after you resubmit. A paper drop-off is converted electronically and adds time. This page is not the County checklist and not a promise of a date.

- Pay the upfront fees on the process number before anyone is reviewing. “Accepted” is not “in review.”
- GoldKey: electronic plans must be digitally signed and sealed. A scan of a wet stamp is the conversion queue, not the review queue.
- Multiple departments review at the same time. Mechanical is not waiting for zoning to finish — and zoning is not waiting for mechanical. A pad in the setback and a missing outdoor-air note are two comments on one process number.
- Corrections (Reworks): another 24 hours to 10 business days after you resubmit. Answer the comment that was asked.
- MeetQ: schedule a consult (in person, phone, or virtual) to clarify a comment. Call 786-315-2100. A MeetQ slot is not a re-review.
- Expedite programs (workforce housing, concierge, cookie-cutter, green, master model) are County programs. We do not run them. If you qualify, the MEP set still has to be complete.
- Private provider: the owner may use a private provider for plan review and inspections. The Building Official still has a quality-assurance path. Masterbuild still engineers the MEP. We do not perform structural peer review.

Or a wet-stamped set dropped at the counter while the GC thinks it is in review. Or a MeetQ booked to argue a comment that the drawing still does not answer.
What to send
The process number, whether upfront fees are paid, whether the set is digitally signed, and the comment letter if you have one.
If the process number is “accepted” and nobody is reviewing
Send the process number. Masterbuild will say whether review has even started — not whether the County will meet a date.
