One code. Two counties. Name the AHJ.
Florida has one statewide Building Code. Miami-Dade and Broward are still two different authorities having jurisdiction. A Miami-Dade typical is not a Broward submittal. Name the city and the county on the first email.
Educational intake page. Not a directory of offices, not a claim of municipal contracts, and not a substitute for the AHJ’s published procedures. Confirm the actual building department for the parcel — many cities run their own reviews inside a county.
- Code. Adopted Florida Building Code Mechanical statewide. Local amendments and submittal portals differ. Teaching edition on Daily Code Talk is 2024 IMC — see FBC vs IMC.
- Miami-Dade. County and municipal paths. Electrical building recertification, septic/OSTDS screens, and Masterbuild’s county checklists live under Miami-Dade permit resources. Do not assume those programs apply in Broward.
- Broward. Separate county AHJ and, often, a city building department. Same FBC edition, different intake, different comment letter, different inspection sequence.
- What to put on intake. City, county, folio if known, occupancy, and whether the letter is County, City, or fire. A ZIP code is not an AHJ.
