/ Miami-Dade · Screening vs access
A parapet is not 306.5 access.
Roof screens that hide the unit from the street cannot hide the unit from the mechanic. Chapter 33-193.12 asks for parapet or architectural screening. IMC 306.5 is how you get up. IMC 304.11 is how you do not fall off. Original Masterbuild writing — not a zoning cheat sheet.
Packet: screening vs access PDF · ES. Access: 306.5. Edge: 304.11. Height: parapet is five feet. Workforce MEP: expedite is not skipped review.
- A solid parapet with no permanent roof access is a failed 306.5. A screen wall on the working side of the unit is a failed service space. We do not invent a clearance number here.
- Ground equipment screened from the street still needs working space and a condensate path. Electrical working space is shown, not stored in.
- Dumpsters, lighting, and backflow land on the same ASPR site plan as the equipment — not in a shop drawing emailed to the inspector.
RTU 6 feet from the roof edge, decorative screen, no ladder, Housing covenant already recorded
306.5 / 304.11 comments after the covenant. Revision. The 180-day clock is a different door.
What to send
Roof plan, screen/parapet height, how you get onto the roof, and distance from equipment to the edge.
If the screen looks finished from the street and there is no way onto the roof
Send the roof plan. Masterbuild will say whether access still has no row — not whether zoning will accept the screen.
