Sparky Edition #035NEC 2026 120.130–120.141 RV Parks, Mobile & Manufactured Homes (8/8)

RV sites and mobile-home lots use different load calculations. Identify the facility type before selecting a demand table.

120.130 RV parks

Minimum loads per site:

50A, 120/240V or 208Y/120V: 12,000 VA

20A + 30A supply: 3,600 VA

20A only: 2,400 VA

20A dedicated tent site: 600 VA

For a site with multiple receptacles, calculate only the highest-rated receptacle. Apply Table 120.130(A) based on the number of sites supplied; the selected factor applies to all those sites. Service buildings, pools and other amenities on the same service are calculated separately and added to the site load.

120.140 Mobile and manufactured homes

For a 120/240V, 3-wire supply with balanced 120V loads, the lighting, small-appliance and laundry calculation starts with:

Lighting: 3 VA/ft² using outside floor dimensions

20A small-appliance circuits: 1,500 VA each

Laundry: 1,500 VA

Apply 100 percent to the first 3,000 VA of that subtotal and 35 percent to the remainder. Then add motor, heating and cooling, and appliance loads under 120.140(B). Do not apply 35 percent to the entire home.

120.141 Mobile-home parks

Start with the larger of 16,000 VA per lot or the 120.140 calculated load for the largest typical mobile home each lot will accept. Apply Table 120.141 to the qualifying park load. Do not substitute the RV-park demand table.

Why it matters

Changing a tent site to a 50A RV site changes its minimum load from 600 VA to 12,000 VA before demand factors. The pedestal may fit. The feeder or service may lack capacity.

Do

Verify site counts and supply configurations.

Use the table for the actual facility type.

Calculate shared amenities separately.

Recheck capacity when sites are upgraded.

Do not

Add every receptacle rating at one RV site.

Apply RV-site demand factors to the whole property.

Treat 16 kVA as adequate for every mobile-home lot.

Field tip

Walk the site and compare each pedestal with the load schedule. Verify upgraded supplies and added amenities before relying on an old calculation. Next: NEC 2026 Article 120 Load Calculations: 8-Part Series Recap (#028–#035).

Questions to settle before design

How many sites, and what supply does each pedestal provide?

Are service buildings, pools or other amenities on the same service?

Is it an RV park, a mobile-home park, or both on one property?

MasterBuild field checklist

Walk every pedestal and record the receptacle ratings.

Compare upgraded pedestals with the load schedule before relying on an old calculation.

List the shared amenities separately on the calculation.

MasterBuild recommendation: process steps for design and site review, not code text.

Code basis and applicability

Study edition: NEC 2026 (NFPA 70). Florida enforces NEC 2020 under the 2023 Florida Building Code (8th Edition). The 9th Edition (published; state adoption pending) adopts NEC 2023 for permit applications on or after 12/31/2026. Section numbers and some rules differ between editions. Verify the edition that governs your permit. NEC 2020 and NEC 2023, which Florida enforces, have no Article 120; their RV park and mobile home load rules are in Articles 551 and 550. Verify the section in the adopted edition. Educational reference to NEC 2026 Sections 120.130–120.141. Check the complete NFPA 70 text, the locally adopted edition and amendments, the authority having jurisdiction, and the selected equipment instructions before project use.

MasterBuild Consulting helps owners, architects, GCs, and project teams turn code questions into permit-ready MEP decisions before review comments, field changes, or inspection issues cost more time.

Sparky Edition uses the 2026 NEC as model-code education. Florida enforces NEC 2020 today and NEC 2023 for permit applications on or after 12/31/2026. Verify the edition that governs your permit before project use.
