Plain English:

306.5 Trigger: If reaching the unit means climbing higher than 16 ft above grade, provide a fixed interior/exterior access. No portable ladders. Route cannot require going over obstructions taller than 30 in or walking on roofs steeper than 4:12.

Fixed ladder (key dims): Rails 42 in above roof/hatch/landing; rungs 10-14 in o.c.; top rung <=24 in below roof/hatch/parapet; toe space 7-12 in; rail spacing >=16 in; rung >=3/4 in dia, 300-lb load. Climbs >30 ft:offset sections + landings (>=18 in and >= ladder width, 100 psf, with guards). Clearances:30 in climbing clearance from rung centerline; 15 in clear each side; bottom landing 30x30; top landing 30 in deep (hatch width).

Catwalks: >=24 in wide with rails (service-platform criteria).

Exception: Group R-3 occupancies are exempt from 306.5.

306.5.1 Sloped roofs: For roofs 3:12 or steeper with edges >30 in above grade, provide a level platform on each serviced side (>=30 in any direction) with 42 in guards (21-in sphere rule; IBC loading). Do not require walking on roofs steeper than 4:12. Obstructions >30 in along the path require a code ladder or IBC stair.

306.5.2 Electrical: Provide a receptacle at or near the equipment per NFPA 70.

On Plans: Why It Matters

Noncompliant ladders, missing landings/guards, or no service receptacle are fast inspection holds and fall-risk liabilities. Coordinating ladder type, landings, parapets, and power early avoids rework at TCO.

M-001: "Roof/elevated access per IMC 306.5; no portable ladders; no route over obstructions >30 in; no walking on slopes >4:12. Fixed ladder and landing dimensions as scheduled; catwalks 24 in min; receptacle per NFPA 70."

M-101/...: Plot access path, ladder location, 30x30 bottom landing, 30-in-deep top landing, catwalk widths, sloped-roof platforms, and nearest service receptacle.

M-501/502: Fixed-ladder detail (rails/rungs/clearances), parapet walk-through, offset landing (>30 ft climbs), 30-in platform with 42-in guards for 3:12+ roofs, catwalk section, receptacle note.

M-601: Columns: Access Type | Climb Height (ft) | Ladder Spec | Landings (Y/N, size) | Catwalk (in) | Platform/Guards (Y/N) | Receptacle (Y/N).

M-501 must show the fixed ladder, catwalk, or permanent stair detail with dimensions for any equipment requiring access more than 16 ft above grade.

The access detail must appear on mechanical or structural sheets - not only in the specifications.

Equipment tags for elevated units must reference the access detail number.

Check: Elevated Access Verification

Identify every piece of mechanical equipment installed more than 16 ft above grade - confirm a fixed ladder or permanent stair detail is shown in the permit set for each.

For rooftop equipment requiring extended climbing, confirm the structural drawings reference the same access path as the mechanical drawings.

Verify fixed ladder attachment points are shown on or referenced from the structural drawings.

Review Risk:

Elevated equipment without a compliant access detail can delay inspection and closeout or require a field-installed ladder, stair, platform, guard, or relocation.

Fixed ladders not referenced in the structural permit are a coordination gap - the structural engineer must review the attachment to the structure.

Access details in specifications only (not on drawing sheets) are not accepted as compliance at most AHJs.

Field Tip:

Place the hatch so the top rung is within 24 in of the step-off; verify 30 in climbing clearance and the 30x30 bottom landing. On 3:12+ roofs, draw the 30-in platforms with 42-in guards at each service side. Tag the service receptacle on the roof plan.

Fixed ladders, catwalks, and working platforms for elevated equipment are structural elements that need to appear on the permit set - not just in a spec section. If access requires climbing more than 16 ft above grade, confirm the ladder or stair detail is either on the mechanical sheets or cross-referenced from the structural drawings. The receptacle and luminaire requirements should be coordinated with the electrical engineer of record.

Drawing / Submittal Check

For 306.5 compliance (elevated equipment): M-501 must show the fixed ladder, catwalk, or permanent stair detail with dimensions. If the access requires more than 16 ft above grade, this detail must appear on either the mechanical or structural sheets - not just in the spec. The receptacle and luminaire requirement must be coordinated with the electrical engineer's plans.

Common Review Risk

Where Section 306.5 applies, a missing coordinated access solution leaves ladder/stair geometry, structural attachment, landings, guards, roof slope, obstructions, electrical provisions, and maintenance safety to field improvisation.

When To Escalate

Escalate when equipment on a roof or elevated platform is in a location that requires specialized lift equipment to access for maintenance - when the required service clearance cannot be reached without a boom lift or helicopter, and the building cannot provide that access reliably. Equipment that cannot be accessed for maintenance will not be maintained. Escalate to a location that is maintainable.

Load Assumption Check

Roof and elevated equipment access requirements affect the number and size of units that can be placed on the roof. If equipment count or layout changes to meet access rules, recheck the roof load calculation and the duct routing assumption.
