305.1 General: Support all mechanical piping per this section.

305.2 Materials: Hangers/supports must handle static + specified dynamic loads. Any component in contact with pipe must be compatible and not cause galvanic corrosion.

305.3 Structural attachment: Attach hangers/anchors to the building structure in an approved manner (don't screw into gypsum/ceilings; coordinate anchors with S-sheets).

305.4 Interval of support: Support spacing must not exceed Table 305.4 (or MSS SP-58). Examples (horizontal): steel pipe 12 ft, steel tubing 8 ft, copper pipe 12 ft/copper tube 8 ft, PVC/ABS/CPVC 4 ft, PEX/PP/PE-RT <=1 in: 32 in. Vertical: typically 10-15 ft (see table). Cast iron horizontal can be 10 ft when using 10-ft lengths. Provide mid-story guides on vertical runs where noted.

305.5 Protection from damage: Where non-ferrous/non-cast-iron piping is <1-1/4 in from the face of studs/joists/rafters, protect with steel shield plates covering the bored/notched area and extending >=2 in above the sole plate and below the top plate.

305.5.1 Shield plates: Steel, 16-gage min (0.0575 in).

On Plans: Why It Matters

Missed support spacing, unapproved anchors, or lack of shield plates = redlines, leaks, and failures. Using incompatible hangers on copper/CPVC leads to galvanic attack or creep; skipping mid-story guides causes riser movement and noise.

M-001: Notes: "Piping supports per IMC 305 and MSS SP-58; structural anchorage per S-sheets; shield plates per 305.5/305.5.1."

M-101/... (Plans): Call out hanger spacing strings, riser guide locations, and shield-plate zones at stud penetrations.

M-501/502 (Details): Typical clevis/trapeze, riser clamp + mid-story guide, insulated pipe saddle, shield-plate detail (show 16-gage, 2-in extensions).

M-601 (Schedules/Notes): Fields for hanger type (MSS SP-58), rod size, max spacing (ft), anchor type/ICC report where applicable, pipe material compatibility.

Code Path: Hanger Detail and Spacing Schedule

M-501 must show a typical hanger detail that includes: hanger type, material, structural attachment method, and maximum spacing per Table 305.4.

Confirm the hanger spacing schedule addresses each pipe material separately - do not apply a single spacing to all materials.

Note the shield plate requirement for plastic piping within 1.25 in of a framing member on M-001 and the hanger detail.

Check: Support Compliance

Confirm the hanger spacing on the typical detail matches Table 305.4 for each pipe material: copper, steel, CPVC, PVC, and flexible have different maximum spacings.

For plastic piping within 1.25 in of wood framing, verify shield plates are specified on the detail and noted in the installation instructions.

Confirm hanger attachments transfer load to an approved structural support; do not rely on drywall, insulation, or another nonstructural finish as the support basis.

Review Risk:

Support intervals that do not match Table 305.4 and the pipe material, size, orientation, loading, and manufacturer conditions create an inspection and durability risk.

Plastic piping within 1.25 in of framing without shield plates fails inspection and requires disassembly to install - show the requirement on the hanger detail.

Threaded rods attached to non-structural substrates (drywall ceilings, insulation) are a common pre-occupancy field correction.

Field Tip:

Pick by system: Use clevis + saddle for insulated steel; cushioned clamps for copper; wide saddles for plastics to avoid point loading.

Mind the table: If insulation/valves add weight or vibration is present, tighten spacing below the table max.

Anchor right: Into structure only; use approved anchors with edge-distance and embed met per S-sheets.

Protect penetrations: Any PEX/CPVC/copper within 1-1/4 in of face? Add 16-gage shields that span the opening +2 in past plates.

Pipe support schedules save significant rework. Confirm the M-501 details include: hanger type and spacing per Table 305.4 for each pipe material, shield plate requirement for plastic piping within 1.25 in of a framing member, and structural attachment method for heavy loads. A support detail missing from the submittal will come back as a comment.

Drawing / Submittal Check

For 305 compliance: M-501 must show a typical hanger detail that includes hanger type, material, structural attachment method, and maximum spacing per Table 305.4. Shield plate requirement for plastic piping within 1.25 in of a framing member must be noted on M-001 and shown at the hanger detail. Seismic restraint must be specified where required by IBC.

Common Review Risk

Review support intervals against Table 305.4 and applicable manufacturer/project criteria, shield-plate protection at concealed framing, approved structural attachment, and the installed pipe-plus-content load. Generic hanger notes do not close these decisions.

When To Escalate

Escalate when the piping support design must account for thermal expansion in a way that conflicts with the existing building structure - when the required expansion loops or offsets cannot be accommodated in the available ceiling space. Piping support and thermal expansion conflicts in tight ceiling spaces require a mechanical-structural coordination drawing before the permit set is issued.

Load Assumption Check

Piping support spacing and rod sizing depend on pipe weight, fluid weight, insulation weight, and seismic load. Confirm the support load table on the drawings reflects the actual pipe size, schedule, insulation thickness, and fluid density for each system.

Duct System Coordination

Piping support rules often share hangers, rod, and trapeze members with ductwork. Confirm that combined loading and support spacing for duct runs don't conflict with adjacent piping support schedules.
