: Repair, Wind, Flood, Rodentproofing, Seismic (301.14-301.18)
Plain English: Plain English Breakdown
301.14 Repair - Fix/replace so the original listing/approval stays intact. No field mods that void MI.
301.15 Wind - Rooftop/yard gear + supports must resist IBC wind pressures (overturning/uplift/sliding).
301.16 Flood - In flood zones, place mechanical systems at/above the design flood elevation (DFE). If below DFE, they must resist water entry, buoyancy, and hydrostatic/hydrodynamic loads.
301.16.1 Coastal - Don't mount on or penetrate breakaway walls.
301.17 Rodent proofing - Seal buildings/penetrations to block entry (coord. with mechanical openings).
301.18 Seismic - Where seismic applies, supports/anchorage/bracing per IBC Ch.16.
On Plans: Why It Matters
Most late-cycle redlines on Chapter 3 are about lost listings during "repairs," missing wind/flood/seismic declarations, and unprotected openings. If the plan set doesn't show how the installed system meets the site hazards, reviewers pause.
Field Tip: Show It in the Mechanical Set
M-001 (General): "Repairs shall maintain original listing/approval per MI."
"Wind/flood/seismic design per project IBC criteria."
M-101/102... (Plans): Call out equipment elevations relative to FFE/DFE where applicable. Identify non-breakaway mounting locations in coastal zones.
M-501/502 (Details): Wind/seismic anchorage details (curb/rail bolt patterns, uplift clips, snubbers, limit cables); flood anchorage for tanks/equipment below DFE (anti-buoyancy calcs reference); penetration seals at walls/roofs to maintain rodent protection and water tightness. Include MI page refs so the listing isn't compromised.
M-601 (Schedules): Include Basis of Design, Model, Unit/Operating Weight, Mounting/Restraint Type, Location Elevation (flood check).
M-003 (Life Safety/Declarations): Note stating no mechanical equipment on/through breakaway walls in Coastal High-Hazard/Coastal A Zones (when applicable). "All exterior intakes/exhausts protected against pest entry; penetrations sealed."
Check: 60-Second Plan-Review Sweep
Repair notes explicitly state "maintain listing/MI; no field mods that void certification."
Anchorage details align with IBC wind/seismic criteria.
Flood elevations/protection shown; coastal breakaway wall note present.
Schedules show weights/mounting/restraint; penetrations/intakes sealed and screened.
Comment IMC301 for a 1-page Wind - Flood - Seismic check card aligned to typical structural notes.

Masterbuild QA Lens
Chapter 3 is where design intent meets installability. Access, listings, equipment location, support, protection, and coordination details determine whether the permit set survives the field.
Drawing / Submittal Check
Confirm equipment schedules, access clearances, service space, structural protection, utility connections, product listings, and installation notes line up with the plan view and details.
Common Review Risk
The reviewer may approve a concept, but the field can still fail if the set does not show access, support, condensate, clearances, or manufacturer installation limits.
When To Escalate
Escalate when an existing building limits access, when equipment is being installed in a constrained room or ceiling, or when the manufacturer's listing conflicts with the proposed installation.
Load Assumption Check
For load-driven decisions, make the assumptions visible: weather basis, orientation, envelope, occupancy, ventilation, equipment gains, and any existing-building limitations that affect capacity.
Ventilation Coordination
For outdoor air and exhaust locations, confirm separation distances, source hazards, rain/weather exposure, maintenance access, and the control sequence that proves the intended airflow during operation.
